LEASE AGREEMENT, made this ___ day of _______, 2008 between Joseph Dougherty (“Homeowner”) and _____________________ (“Tenants”).
The above named Homeowners agree to lease property owned by them located at 123 Emerson Drive, Towamensing Trails, Albrightsville, PA for a total rent of ____ Hundred and ____ Dollars ($____.00).
This lease shall begin at ____ a.m. on the ____ day of _______, 2007 and shall terminate at 9:00 p.m. on the ____ day of ________, 2007.
All monies to be made payable to Joseph Dougherty at 321 Northcroft Road, Springfield, PA 19064 in the form of CASH, MONEY ORDER or CASHIER’S CHECK ONLY. Rental payments are to be made as follows;
SECURITY DEPOSIT: $ 500.00 PAID RENTAL FEE: $_____.00 DUE AND PAYABLE BEFORE ______________________ TOTAL: $_____.00
Utilities are to be paid by the Homeowner. Telephone toll charges are to be paid by Tenant. Three is a $25.00 charge for NOT returning the key(s) by mail to 321 Northcroft Road, Springfield, PA 19064. THIS LEASE AGREEMENT is subject to the following terms and conditions and agreed to by the Homeowner and Tenants:
The Tenant executing this agreement is at least 21 years of age and shall occupy the rental house the entire time of the rental period and shall allow no more then ___ people to occupy this dwelling. Tenants will rent at their own risk and adhere to all rules and regulations (“Rules of Conduct”) of the Property Owners Association. Any fines or citations incurred by the Tenants shall be the SOLE responsibility of the Tenants. Tenants agree to register all vehicles at Towamensing Trails Office and shall pay any and all fines incurred as a result of the failure to do so. Tenants agree not to assign this lease or sublet the premises, not to use or occupy for any purpose other than as a dwelling, and to allow visitation by the Homeowner and/ or Agent and /or Towamensing Trails Security for inspection of the premises.
Tenants further agree to surrender and give peaceful possession of these leased premises to the Homeowners. Tenants agree to leave the premises in clean and like good order at termination of this lease (if not, cleaning charges will be imposed. minimum charge is $100.00) and to replace (at equal value), repair or pay for all breakage or damage to the leased premises or furnishings contained therein. Trash must be disposed of properly by Tenant at the trash dumpsters located across from the Towamensing Trails main office. A $25.00 per bag charge for trash NOT removed by tenant, including food or other items left in the refrigerator will be assessed to the security deposit. Animals are not permitted. Unreasonable noise, disturbance, and /or property damages shall be cause for immediate eviction without reimbursement. In the event of cancellation by the Tenants, all monies paid or due shall be earned and shall not be returned unless lease is replaced at no loss to the Homeowner.
Linens are not supplied by the Homeowner.
THIS LEASE AGREEMENT is binding upon both parties, their heirs and assigns both parties admit full knowledge of this LEASE AGREEMENT prior to signing below.

* indicates required fields. December 21 Welcome to 123 Emerson DriveWelcome to our house located at 123 Emerson Drive in Towamensing Trails. We hope you enjoy your stay and have memories that will last a life time. Towamensing Trails is a recreational community with a beach, outdoor pool and club house and a 150 acre shore line lake. The lake is stocked each year with small and large mouth bass and rainbow, brown and brook trout. You are welcome to use these facilities when they are open. You will need tags that are located in the drawer in the kitchen. 123 Emerson Drive sleeps 10 comfortably. The house is a 2 story raised ranch with 4 bedrooms. 3 of the rooms have a queen size bed. One room has a double and a twin bed. Two of the rooms have smaller TVs in them. There is also on the second floor a queen sized sofa bed. There are dishes, microwave ovens, coffee makers, toaster and toaster ovens, pots and pans, a griddle, a refrigerator and a dishwasher. There are two 36 inch TVs and both are equipped with a DVD and VCR. There is a gas fire place on the first floor that is controlled with a thermostat for your comfort. There is a gas grill on the deck for your use. The house has its own well and septic system. NO TAMPONS, DIAPERS, GREASE OR CIGARETTE BUTTS DOWN THE DRAIN. (Discard grease into a can and throw away with the trash.) Take trash to the Towamensing maintenance area. It is located a quarter mile in on the left at the main entrance of Towamensing Trails. You will need to get visitor parking and trash tags at the Teepee upon arrival. The Teepee is the main office of Towamensing Trails. It is located on the right at the first stop sign of the main entrance. You will not be able to dispose of the trash with out a tag.
You will need to bring with you bath and kitchen towels and bed linens. The beds already have comforters and pillows on them. You will also need to bring with you your own toiletries. (Tooth paste, shaving cream, razors, toilet paper etc.) Smoking is only permitted in the living rooms. NO SMOKING IN THE BED ROOMS OR BATHROOMS!!! PLEASE KEEP CIGAR SMOKING TO A MINIMAL OR EVEN OUTSIDE!!!
Please vacuum all rooms and clean up the kitchens and bathrooms before leaving. Be sure to take the trash to the dumpsters when exiting.

In the future we plan on adding the following:
November 16 Direction to 123 Emerson DriveFollow the Blue Route to the North East extension. It is route 476 all the way up now. No more route 9.
Follow the North East extension to exit #74 (old exit number 34).
It is the first exit after the tunnel.
Get off at exit #74. Pay toll. Go through toll. Don't forget to pay toll. Did I mention paying the toll?
Stay to your left. Follow loop around and again stay to your left while in the loop. You will be making a left on route 209. Make left onto route 209. Stay in left lane.
Make first left that you can onto Harrity Road. It is about 200 hundred yards up route 209.
Follow Harrity Road till it dead ends. It will dead end at Fairyland Road.
Make a right. About 50 yards down the road make a left onto Overbrook Drive. It is the first left you can make.
Follow Overbrook Drive till it dead ends into Indian Hill Road. Make a right.
Follow Indian Hill / Maury road till it dead ends at route 903.
Follow the road as it bends around to your left.
You pass the following streets along the way; Evergreen, Red Hill, Long Pond. Forrest Road, Fire Tower. It will switch names to Maury Road along the way. This will take you about 20 minutes to reach route 903. Don't worry about missing it because Indian Hill Road / Maury Road dead ends at route 903.
Turn right onto route 903. Follow for 9.2 miles to S. Old Stage Road. It will come up on your right. After you cross over the Northeast Extension it will be approximately 1 to 1 1/2 miles from there.
(If you reach route 534 you went too far. Turn around.)
Turn right onto S. Old Stage Road.
Follow S. Old Stage Road to your first right. It is named Mckuen Way.
Turn right onto McKuen Way. Follow McKuen to the third right which is really a Y in the road. McKuen bares to the right. It looks like a drained pond or something of that nature on your right hand side where the Y in the road is. Follow McKuen till you pass 5 streets.
The streets are as follows; Gorman Way, Parker Trail,
(after Parker Trail you should see a sign for the Deer Park section of Towamensing Trails)
Kilmer Trail, Thoreau Circle, Stephenson Way, then Emerson Lane.
Turn right onto Emerson Lane.
We are located at 123 Emerson.
