June 27 Lease AgreementLEASE AGREEMENT
LEASE AGREEMENT, made this ___ day of _______, 2008 between Joseph Dougherty (“Homeowner”) and _____________________ (“Tenants”).
The above named Homeowners agree to lease property owned by them located at 123 Emerson Drive, Towamensing Trails, Albrightsville, PA for a total rent of ____ Hundred and ____ Dollars ($____.00).
This lease shall begin at ____ a.m. on the ____ day of _______, 2007 and shall terminate at 9:00 p.m. on the ____ day of ________, 2007.
All monies to be made payable to Joseph Dougherty at 321 Northcroft Road, Springfield, PA 19064 in the form of CASH, MONEY ORDER or CASHIER’S CHECK ONLY. Rental payments are to be made as follows;

Utilities are to be paid by the Homeowner. Telephone toll charges are to be paid by Tenant. Three is a $25.00 charge for NOT returning the key(s) by mail to 321 Northcroft Road, Springfield, PA 19064. THIS LEASE AGREEMENT is subject to the following terms and conditions and agreed to by the Homeowner and Tenants:
The Tenant executing this agreement is at least 21 years of age and shall occupy the rental house the entire time of the rental period and shall allow no more then ___ people to occupy this dwelling. Tenants will rent at their own risk and adhere to all rules and regulations (“Rules of Conduct”) of the Property Owners Association. Any fines or citations incurred by the Tenants shall be the SOLE responsibility of the Tenants. Tenants agree to register all vehicles at Towamensing Trails Office and shall pay any and all fines incurred as a result of the failure to do so. Tenants agree not to assign this lease or sublet the premises, not to use or occupy for any purpose other than as a dwelling, and to allow visitation by the Homeowner and/ or Agent and /or Towamensing Trails Security for inspection of the premises.
Tenants further agree to surrender and give peaceful possession of these leased premises to the Homeowners. Tenants agree to leave the premises in clean and like good order at termination of this lease (if not, cleaning charges will be imposed. minimum charge is $100.00) and to replace (at equal value), repair or pay for all breakage or damage to the leased premises or furnishings contained therein. Trash must be disposed of properly by Tenant at the trash dumpsters located across from the Towamensing Trails main office. A $25.00 per bag charge for trash NOT removed by tenant, including food or other items left in the refrigerator will be assessed to the security deposit. Animals are not permitted. Unreasonable noise, disturbance, and /or property damages shall be cause for immediate eviction without reimbursement. In the event of cancellation by the Tenants, all monies paid or due shall be earned and shall not be returned unless lease is replaced at no loss to the Homeowner.
Linens are not supplied by the Homeowner.
THIS LEASE AGREEMENT is binding upon both parties, their heirs and assigns both parties admit full knowledge of this LEASE AGREEMENT prior to signing below.
